| Close to work, corner lot, grass needs help, nice neighborhood, very open layout, lots of kitchen space, bar at kitchen counter, nice deck, small but decent yard, no fence, ceiling fans and lights in all rooms, nice large full basement, not finished but could be, cabinets kind of shallow, near a treatment plant. UPDATE 06/15:: We have the home inspection setup for Tuesday the 20th @ 8am. I will get more pictures at that time. So stay tuned. Also Beth is planning on painting some rooms before we move our stuff in. So some of the white walls will be gone. Our offer was accepted on Monday and I am looking for a home loan provider this week and next. As for other home plans we are just picking out some appliances. I have to give a hand to my brother from a different mother, Jim, for giving great home advise and a ton of help even if he is 7 hours away. And yes to all -- we will be making wedding decisions soon. As for the looks of our financial status after this purchase, we will be getting married at the court house and having our reception at Denny's. I would advise keeping the end of September 2007 open for the wedding.

UPDATE 06/20:: The home inspection went great. Nothing to be worried about. Just some minor things like we need to cut a hole for the drier exhaust, Ventalation system needs to be insulated where the A/C enters the duct work, siding needs to be snapped in place in a few spots, and a shingle needs to be repaired. All in all the Inspector said the house has a lot of over work and fine attention to structural detail. He was shocked at the price and said we got a tremendous deal. The only things Beth and I need to do when we move in not including the above items are to: - Paint
- Add 220v outlets in Kitchen and drier area
- Add water line for ice maker in kitchen
- Put up fence
- Plant grass
- Landscape
- Bury drain pipes
Things are looking great from our end, we found a mortgage lender IH Mississippi Valley Credit Union that offered the Illinois First Time Buyers program that got us a fixed rate of 6.35% while the going rate is over 7% for normal loans and 6.45% for the IHDA loan as of this week. I will be putting up some more pictures that I took today a little bit later. --Dan
UPDATE 07/10:: Everything is still on track to close on the 14th! We are painting on the 14th, 15th, and 16th for anyone interested in joining us. There will be snacks during the day and dinner provided in the evening. Please let me know if you would like to come.--Beth
UPDATE 07/20:: WE MADE IT!!! We closed on the house on the 14th. Everything is going well. The seller never fixed the A/C so that was a big debocle on Friday after we took posession. We had no air on Friday night in the 95* heat, but got it semi-working on Saturday after a repair man was able to come by. We are still having A/C problems but they will be resolved on Friday when a repair man is scheduled to come by. So don't worry guests. Right now the house is almost completely finished as far as painting and ready to be moved into. We will post some pictures of the painted house soon. We had a ton of help this past weekend and couldn't have gotten through all of it as smoothly as it went without the help of Jenn, Lisa, Vicki, Ken, Ryan, Sarah, and Jim (for all the advise and coupons). The appliances come tomorrow at 8am, and Tuesday MediaComm comes to install Cable Tv/Internet. Some of the things for new homeowners to consider before moving in:
- You will need Lawn Mower and Weed Wacker
- Shovels for misc yard work
- Mini Sledge hammer for mailbox stake
- Contact numbers for HVAC/maintenance people to look at A/C or Heat if it doesn't work
- Cleaning supplies
- Bug Bombs (recommended for houses that have been sitting also good before all belongings are moved into any house)
- Ladder
- Garbage Can
- Hose
Those are just a few things that we needed rather quickly when we moved in, and if I made a good list before the weekend I wouldn't have had to make 30 trips to Lowes.--Dan |
